Last 4 earnings calls · through Q2 FY2026

VICI's growth now comes from widening the tenant roster — three new tenants in a year and a first-ever run of back-to-back $1B-plus commitment quarters. But that money pays almost no rent for years, so per-share growth is already slipping. How much of the capital committed since 2025 is paying rent yet?

  • Growth now comes from widening the roster, not one big tenant.

Clairvest, Golden Entertainment and Club Med became tenants 14 through 16, and Caesars has fallen from all of the rent at the IPO to the high 30s. That spread is what lets VICI sign deals even while its biggest relationship is in flux.

  • The money goes out years before the rent comes in.

The One Beverly Hills mezzanine phases in from 2028, Club Med's rebuilt resort opens late 2027, and the $1.16 billion Golden purchase closed in July. Guidance for 2026 implies per-share growth of about 3.4%, down from 5% a year earlier. When does the Golden rent start showing up in reported earnings?

  • Caesars is still the biggest unanswered question.

Management has declined to discuss lease talks, and Caesars is being taken private on a twelve-month clock, so any fix keeps sliding. The Penn lease deal showed the direction: VICI traded percentage rent upside for a simpler structure. How much annual rent could be at stake if the Caesars leases are re-cut?

Bullish
  • Irreplaceable gaming real estate
The bull case is that VICI owns land and buildings casino operators need and cannot duplicate, so rent keeps arriving even when consumer spending softens.
  • Relationship-sourced deal flow
Growth comes from long relationships with operators rather than competitive auctions, letting management buy real estate at yields above what the capital costs.
  • Contractual rent escalators
Leases carry annual rent increases and the company has almost no operating costs, so most of each increase reaches per-share cash flow without new spending.
Bearish
  • Caesars and MGM concentration
The bear case is that two operators supply most of the rent, so a Caesars restructuring or an MGM decision about its real estate becomes an event VICI cannot control.
  • Slowing per-share growth
Per-share earnings growth is slowing as the company issues shares and pays more for assets, so each new dollar invested produces less additional cash flow than before.
  • Refinancing the debt stack
A large debt balance matures over the next several years and must be refinanced at higher rates, which reduces the cash left over for shareholders.
