Analysis

Last 4 earnings calls · through Q3 FY2026

Lennar spent three years turning itself into an asset-light home manufacturer, and on cost it worked: build costs and cycle times keep falling. What still holds margin down is land bought for a market that no longer exists, and that bill is finite but not yet paid. How does this margin compare with the 2023 peak?

  • Falling costs are real; land is the whole margin problem.

Management says build costs have fully offset its price cuts: cost per square foot is down 14% since 2023 while land per home site is up 6%. Each home sold retires an old-priced lot and replaces it with a cheaper one.How many more quarters of old-price land are still in the pipeline?

  • Discounts finally turned down, and margin is following.

Discounts on closings kept falling across the last four calls, from 14.5% to 12% — the first real decline in three years, management said. Gross margin has risen every quarter since Q1, so recovery comes from pricing, not a better market.

  • Holding volume is getting more costly, and the bill shows in cash.

Delivery guidance was cut to 82,000-83,000 homes, and Q3 orders and earnings both landed below plan. Option fees on land not yet taken keep building up while cash fell to $1.2 billion: the lean balance sheet still costs money to run.How much of that cash drop went to buybacks and dividends?

Bullish
  • Construction cost and cycle time
Lennar has rebuilt itself as a low-cost home manufacturer, so lower build costs and shorter build times should leave more of each sale as profit when prices firm.
  • Sales incentives trending lower
The bear case rests on incentives staying at crisis levels, but the rate is falling for the first time in three years, which would restore margin without higher prices.
  • Asset-light land model
Because Lennar owns almost none of its land, each home it closes retires an expensive home site and frees the company to option a cheaper one for the current market.
Bearish
  • Mortgage rates and affordability
High mortgage rates and rising living costs keep Lennar's entry-level buyer from qualifying, so the company must keep funding rate buydowns and incentives to sell.
  • Delivery guidance reduced
Management has already cut its full-year delivery target and stopped restating one, showing that holding price and volume at the same time is proving difficult.
  • Resale supply competition
Resale sellers in Texas and Florida are cutting prices and drawing the same buyers, which limits Lennar's ability to hold price or pull back on incentives.
