Equifax is turning into a margin story that no longer leans on mortgage: AI cost-cutting doubled in six months and the profit target was raised twice while the housing market fell apart. Mortgage still has to stop falling for that to hold.

  • AI cost-cutting moved from talking point to the profit engine.

Management doubled its AI savings goal to $150 million in six months and raised the margin target twice, to 100 basis points, even as $80 million of mortgage revenue vanished. Profit grows because of how the company runs, not the market. How much of the $150 million AI saving is already in 2026 margins?

  • Mortgage is shrinking faster than the plan assumed.

February assumed originations down low single digits; by October 7.5% rates had forced an $80 million cut, with 2027 volumes now guided down. The refinancing wave keeps sliding, so the recovery has to be paid for by everything else. How many of the 17 million high-rate mortgages would refinance at 6%?

  • VantageScore use exploded, but the payoff shrank.

FHFA opened score choice to all lenders in September and lenders piled in. Management's full-switch payoff estimate fell from $160 million to about $35 million: there is less mortgage to score, so it protects share more than it adds profit. What would Vantage add if mortgage volumes returned to normal?

Bullish
  • Government verification contracts
The bull case is that government income verification becomes a large recurring business as states adopt The Work Number to catch improper payments.
  • Non-mortgage diversified growth
Diversified markets keep growing faster than the hiring and lending markets they serve, so revenue advances even while mortgage volumes fall.
  • AI cost productivity
AI and the completed cloud let Equifax lift margins well above its long-term plan, so profit should grow faster than revenue from here.
Bearish
  • Weak mortgage origination volumes
The bear case is that mortgage rates near recent highs keep origination volumes depressed into next year, forcing Equifax to keep lowering its mortgage outlook.
  • Zero-margin score pass-through
A large slice of reported revenue is a zero-margin FICO score charge billed at cost, so headline growth overstates what reaches the bottom line.
  • Mortgage report regulation
Regulators could drop the requirement that mortgage lenders pull all three credit files, cutting revenue and Equifax's role in mortgage underwriting.
