Analysis

Last 4 earnings calls · through Q2 FY2026

Hilton spent a year of flat US travel demand while management insisted a broad recovery was coming. It arrived in 2026, and guidance has now been raised twice. Whether it lasts is the whole story. What is the underlying RevPAR run rate once World Cup and comps are stripped out?

  • The broad US recovery management kept predicting finally showed up.

Q2 business transient RevPAR rose 5.7%, led by midweek small-business demand, and midscale hotels flipped from falling to growing. That is where most of Hilton's rooms sit, so the lift reaches the whole system, not just the top end. How much of the midscale recovery is small-business travel?

  • Hilton is handing fee savings back to owners to keep them building.

Loyalty fee cuts for most hotels and Project RISE, which discounts program fees for good guest scores, give owners 75 to 100 basis points of margin. Owners pay to build new hotels, so Hilton is funding growth out of what it charges now. How much of the owner fee relief comes out of Hilton's own fees?

  • The Middle East is the one part of the map going backwards.

The region is about 3% of the business and RevPAR there fell roughly 30% in Q2, enough to knock a full point off system-wide growth. Management has cut its estimate for the region, though the latest view is less bad than the one before.

Bullish
  • Committed development pipeline
The bull case leans on a development pipeline that is largely already under construction, so room growth continues at a steady pace even in a weaker demand year.
  • Broadening U.S. demand
Demand has spread past luxury hotels and group meetings into midweek business trips and cheaper chain scales, where most of Hilton's rooms and fee income sit.
  • Fee-based cash generation
Because owners pay for the hotels, Hilton turns most of its profit into cash and returns it through buybacks, so profit per share rises even when revenue growth is modest.
Bearish
  • Event-driven improvement
The bear case says the recent improvement leans on easier comparisons, the World Cup and holiday timing, so underlying demand growth is smaller than the reported numbers.
  • Middle East conflict
A war in the Middle East has turned a growing region into a declining one, and management cannot say when travel there recovers or how much of the pipeline slips.
  • Buybacks funded with debt
Cash returned to shareholders has run ahead of what the business generates, so net debt has grown and interest costs take a larger share of earnings than before.
